Official Statement · Municipal Council Meeting

To all homeowners:

On behalf of our Chairman Roberto and in my capacity as Secretary of the Board, I am pleased to inform you of a significant development for our community.

At the recent extraordinary meeting of the Hinojos Municipal Council, a crucial motion regarding the “Approval of road names” was passed: the streets of our Entrepinos housing development will now be officially incorporated into the street map of the municipality of Hinojos.

1. From “Street” to “Path” – A necessary legal framework

An important point to clarify: due to our location in an area classified as rural/agricultural, for legal reasons it is not possible to register the roads as “Calle”. To obtain official status, our roads will be listed under the designation “Sendero”.

Example: The current Calle Roble will officially become Sendero Roble.

This proposal was approved unanimously. Consequently, our entire street network will be registered and formalised with both the National Statistics Institute (INE) and the Land Registry, and will come into effect once published on the Town Hall’s Notice Board and Electronic Portal

2. Why is this important for all of us?

Many of you have long wanted a clear identification of our plots. This ‘official recognition’ puts an end to a long-standing administrative grey area and brings tangible benefits for both Spanish and foreign residents:

  • Legal Certainty and Property Value: Having an official address in the Land Registry and the Cadastre greatly facilitates property sales and inheritance. Buyers and banks will now have the certainty that the property is clearly identified, which also simplifies the granting of mortgages.
  • Emergency Services (Vital): Emergency services, ambulances and the fire brigade rely on INE maps. Thanks to the official registration, emergency vehicles will be able to locate your home via GPS immediately, without having to rely on imprecise route descriptions.
  • Administrative Procedures and Residence: For all foreign residents, this is the key to legally secure ‘residence’. Registration on the Municipal Register will be based on an officially recognised address, something that is accepted without issue by the National Police and other authorities.
  • Day-to-day life and logistics: Whether for the delivery of post, courier services or proof of tax residence, we are now ‘visible’ in the Spanish system.

3. A shared success

Having recently secured post delivery to our letterboxes at the entrance to the estate, this is the next major step.

This result is a clear sign of the excellent collaboration with the Mayor and Hinojos Town Council. It impressively demonstrates that, when we act as a united community of owners and present our requests in a well-founded manner, we are heard.

The Board of Directors is convinced that this positive dialogue will continue in future projects. We will keep you informed of the next steps.

Yours faithfully,

The Board of Directors of the Entrepinos Housing Development
